Overview: Boxer Superstores, one of the fastest-growing supermarket chains in Southern Africa, is seeking an experienced Property Executive to play a pivotal role in its expansion efforts across Gauteng and Inland regions. The ideal candidate will have a strong background in retail property development and management, with a proven track record of sourcing and securing suitable sites for Boxer stores across the Inland regions. This individual should possess an extensive network of developers and excel in engaging at the highest level. Experience in conducting demographic and market studies, along with a comprehensive understanding of property development, is essential. Exceptional negotiation and communication skills are required to excel in this role.
Minimum Requirements:
- Bachelor’s degree in Property, Commerce, or related field. Advanced degree preferred
- Minimum of 7 years in a Property Management role
- Extensive network of developers, landlords, and industry contacts in Southern Africa.
- Strong understanding of demographic analysis, market research, and property law.
- Strong understanding of legal and regulatory requirements related to property transactions and leasing agreements.
- Proven track record of successfully identifying and securing retail property sites.
- Excellent negotiation, communication, and interpersonal skills.
- Proficiency in market and financial analysis.
- Ability to work independently, manage multiple projects simultaneously, and thrive in a fast-paced environment.
- Strategic thinking, problem-solving abilities, and attention to detail.
- Extensive travelling across Gauteng and Inland regions is mandatory.
Duties and Responsibilities:
- Site Identification: Identify and evaluate potential sites for new retail stores based on market analysis, demographic trends, and strategic business objectives.
- Due Diligence: Conduct thorough due diligence on prospective sites, including zoning regulations, land use restrictions, environmental factors, and feasibility studies.
- Network Development: Cultivate and maintain strong relationships with developers, landlords, and other stakeholders. Leverage existing network to source new opportunities and expedite the site selection process. Engage at the highest level to negotiate favourable deals.
- Market Analysis: Conduct thorough demographic and market studies to inform site selection and expansion strategy. Analyse consumer trends, competition, and economic factors to identify growth opportunities and mitigate risks.
- Legal Compliance: A good knowledge of all relevant laws and regulations governing property development, leasing and administration. Work closely with legal counsel to review contracts, leases, and other legal documents. Mitigate legal risks and ensure smooth transaction processes.
- Negotiation: Negotiate lease agreements and other legal documents with property owners, developers, and landlords to secure favorable terms for the company. Advocate for the interests of the company while seeking mutually beneficial outcomes for all parties involved.
- Portfolio Management: Manage and optimize the company’s property portfolio, including lease renewals, relocations, expansions, and disposals, to maximize value and minimize risk.
- Reporting: Prepare regular reports and presentations for senior management, including property market updates, site evaluations, financial analysis, and portfolio performance metrics.
